How to Choose a Girls PG in Jaipur: 20-Point Checklist

A practical 20-point checklist for inspecting a girls PG in Jaipur — safety, hygiene, kitchen, contract red flags, and the questions smart renters ask.

Here's an uncomfortable truth from people who run PGs for a living: most PG tours are performances. The room you're shown is the freshly painted one, the kitchen is spotless because you called ahead, and the terms are "we'll sort all that out later." The difference between a great year and a miserable one is knowing what to actually inspect. This is the 20-point checklist we'd hand our own sisters before they toured any girls PG in Jaipur — including ours.

Before You Visit: Do Three Things

  1. Read recent reviews, not the star rating alone. Look for patterns — if three different people mention water problems or a rude manager, believe them. Ratings with real volume mean more than a perfect score from six reviews.
  2. Call and ask for the full price. Rent, plus electricity, plus any food or maintenance charges. If the person on the phone is vague about money, the vagueness won't improve after you move in.
  3. Visit unannounced if you can, or at least visit twice — once on a tour, once around dinner time when the PG is at full life. That second visit tells you everything.

The 20-Point Inspection Checklist

Take this on your phone. Tick honestly.

Safety and security (points 1–5)

  1. Biometric or controlled entry — not a padlock, not a shared key. Ask them to demonstrate it working.
  2. CCTV at the entrance and common areas — and ask who monitors it and whether recordings are kept.
  3. Genuinely women-only building — not a "girls floor" above unrelated tenants.
  4. Well-lit approach street and entrance — visit after dark once; a great room down an unlit lane is not a great deal.
  5. A manager who answers the phone — call the given number at an odd hour before signing. Response time when you're a prospect predicts response time in an emergency.

Rooms and hygiene (points 6–10)

  1. Attached washroom, actually clean — check the geyser, flush, and drainage on the spot. Run the taps.
  2. Mattress quality — press it. A thin cotton mattress means backache by October; look for a proper thick mattress (ours are 8-inch).
  3. AC that works — turn it on during the tour. "It'll be serviced before you move in" is a promise, not a fact.
  4. Ventilation, damp, and smell — open the cupboard, look at ceiling corners, sniff the bathroom. Damp doesn't lie.
  5. Common areas at 7 pm — corridors, stairs, and the dining space during peak hours show you the real cleaning standard.

Kitchen and food (points 11–14)

  1. Self-cook kitchen you're allowed to use — with real equipment: gas or induction, a chimney, and RO drinking water. A "kitchen" that's actually off-limits is a brochure feature.
  2. No compulsory mess — forced mess charges are the most common hidden cost in Jaipur PGs. You should be free to cook, order a tiffin, or eat out. Tiffin-friendly is the flexibility you want.
  3. If food is offered, taste it — visit at a mealtime and ask residents what they honestly think.
  4. Water supply — ask about drinking water (RO?) and general supply timings. Jaipur summers make this question non-optional.

Terms, money, and red flags (points 15–20)

  1. Written agreement — every term on paper: rent, advance, lock-in, notice period, what's included. No written terms is the single biggest red flag in this entire list. Walk away.
  2. Zero brokerage — reputable PGs deal with you directly. A broker fee on top of an advance should make you question the whole chain.
  3. The all-in monthly number — get rent + electricity + any charges as one figure in writing. Hidden electricity billing at inflated per-unit rates is a classic trap.
  4. Refund and exit terms — how does the advance come back? What exactly does the notice period require? Vague answers here cost real money later.
  5. Fair lock-in — a defined lock-in (6 months is typical and reasonable) with a clear notice period (1 month) protects both sides. Beware of both extremes: no terms at all, or an 11-month prison sentence for a student.
  6. Talk to a current resident alone — two minutes in the corridor. Ask: "Would you recommend it?" Watch the pause before the answer.

Questions Worth Asking the Owner Directly

  • What is the total monthly cost, all charges included?
  • What are the entry timings, and what happens if I return late from coaching or work?
  • Who handles repairs, and how fast? (Ask for a recent example.)
  • Is there female staff on the premises?
  • What happens to my advance if I leave after the lock-in with proper notice?
  • Can I see the agreement format today, before paying anything?

An owner who answers all six comfortably is an owner you can live with. An owner who deflects two or more is telling you something.

After You Choose: Paper the Basics

Passing the inspection isn't quite the finish line. On the day you confirm, do four small things that protect you for the whole stay:

  1. Get the signed agreement before any large payment, and keep a photo of every page on your phone and in your email.
  2. Photograph the room on move-in day — walls, fittings, mattress, washroom. Five minutes of photos ends most deposit disputes before they start.
  3. Get payment receipts for the advance and each month's rent, even if it's just a confirmation message. UPI trails help here.
  4. Save the manager's number and test it once. You want the first call to that number to be a test, not an emergency.

None of this signals distrust — well-run PGs do all four proactively, because clear paperwork protects both sides equally.
